MEMBERSHIP COMMITTEE
In order to apply for Membership in the Camp Sargent Road Co-operative, Inc. any potential buyer of a home in the park must present to a representative of the Membership Committee (and/or pay the cost of) viable and credible credit checks and criminal background checks.
Credit information must contain Repository Information from Trans Union (TU), Equifax (EQX) and Experian (EXP) and also contain Present Status, Historical Status and Current Status information such as Creditors, Credit Limit and Terms. It should be noted that any credit rating less than 600 is unacceptable for membership in the Co-operative and other concerns will also include such things as frequent late payments, a high rate of debt and/or other situations which could deter a potential tenant from paying their lot rent regularly and in a timely manner.
At the suggestion of our Credit Bureau, any credit rating below 619 is considered “High Risk”, 620 - 679 “Moderate Risk” and 680 – above “Low Risk”. The Board, however, has set the lowest acceptable scores at 600 and this is the figure upon which a decision will be made for any potential new member. If the credit scores are unacceptable (below 600) the Board will review the information before a Criminal Background Check is ordered. The Board decision will determine whether or not to continue the “ application process” and whether or not the Criminal Check is needed, If their decision is to end the “process” the twenty dollars ($20.00) for the Criminal Check will be returned to the Applicant.
If,
for any reason, it is determined that a potential buyer does not meet the
above requirements, they shall immediately be notified by the Co-operative
and the “Membership Procedure” will cease.
When the Credit Report is satisfactory, the Criminal Background Check will
be obtained for anyone to be listed on the deed and/or for anyone planning
to live in the home who are from 18 up to 80 years of age. At this time a
representative of the Membership Committee will provide the potential member(s)
with a Packet containing additional forms and information required before
an interview may be scheduled. Please note – the Criminal Background Check
takes approximately 2 weeks to complete. This DOES NOT slow down the “process”
because, once the necessary paper are completed and returned, the time is
utilized by the Membership Representative to contact References, etc. If an
interview is completed prior to receipt of the Criminal Check information,
final positive approval of membership will not take place until it’s received.
After receipt of all necessary forms and papers and completion of the interview
this information will be turned over to the Board of Directors for the final
determination.
