
Camp Sargent Road Co-Op became a resident owned Co-operative on August 17th 1998.
The Co-op has 93 homes with approximately 157 residents.
A Little Bit of History:
Before we became a Co-op, the land was privately owned and was known as Cavalier Village Park then Lord Cavalier Estates.
What is a Manufactured Housing Park Co-operative?
We are owner occupied, in other words, we do not rent our homes out. We live in these homes (formerly called mobile homes).
There really isn't anything mobile about these homes anymore. At one time these homes were on wheels and many of them may still be but they have been anchored on cement bricks and with plumbing, electric, gas, kerosene all piped into the units. When you think of mobile you think, I can just hook it up to a trailer hitch and off I go - well if you were to do this here, you would be ripping out all the utilities and possibly additions such as porches and add-on rooms.

HOW OUR CO-OPERATIVE IS ORGANIZED
Individual Members are responsible for:

Paying their monthly lot fee on time, NO LATER THAN the 6th of each month.
Checks to be made payable to the Camp Sargent Road Co-op (CSRC if you prefer.)
• Adhering to all Co-op By-laws, Rules & Regulations.
• Attending the Annual meeting and any other scheduled or Special Meetings
of the membership.
• Taking the initiative to report problems or concerns to the Grievance Committee
or to the Representatives on the Board or Directors.
• Co-operating with the other residents of the Co-op to solve problems and
create a high quality of life and comfort in the park; and
• Participating by serving on committees, the Board or volunteering for projects.
Any member may attend committee and Board Meetings, with the exception of the Executive Meetings (usually held AFTER the monthly Board Meetings, which are closed due to the possible discussion of sensitive matters and concern for confidentiality. Minutes of all meetings, with the exception of BOD Executive Meetings and Grievance Committee Meetings, are available for viewing upon request.
Any member may run for office on the Board of Directors and such vacancies will be published in the Chatterbox (our monthly newsletter). It is strongly recommended that members become involved with committees first, in order to gain experience and knowledge, as well as making our Co-operative a better place to live. A Co-operative is only as strong as the involvement of its members.
It is important that no one leave a general meeting with concerns unsettled or questions unasked. The most effective way of achieving this is to put your “request for discussion” in writing, addressed to the Board of Directors OR verbally contact a representative of the Board in order that the subject may be included in the Agenda for the next meeting. Co-operative members don’t complain to the owners for WE ARE THE OWNERS. Take action and speak up!
